This company owns many multi-family buildings in St. Louis and rents them out as AirBnBs or short-term rentals, which depletes our affordable housing stock in our area. Most recently, there have been numerous parties held at their short-term rentals and one resulted in a shooting in broad daylight. As a neighbor of many of these rentals, it's concerning knowing the company is not even located in Missouri and barely vets their guests entering their properties. My neighbors and my community deserves better.

This place rents out Airbnbs in Chicago and they are ruining my neighborhood. Shame on you. I quite literally have to spend thousands of dollars now to sue them to get them to stop.

My spouse and I recently toured four of TBFS Investments' former Airbnb properties, which we found listed on Zillow. After deciding on our favorite, I submitted an application through Zillow and paid the $30 fee. Shortly after, Kacey, the TBFS representative we’d been communicating with, informed us that my spouse would also need to submit a separate application. We paid another $30 for her submission.

Then, after both applications were submitted, Kacey told us they actually don’t accept Zillow applications and that we’d need to submit two new applications through a different website, costing $40 each—an additional $80. I asked if we could get a $60 rent credit to reimburse the money we lost on the Zillow applications. Kacey’s response was abrupt: ‘I spoke with the owners and they are declining your credit. They’re also declining you from applying to any of our units. Best of luck on your search.’

We feel like we had a close call with an unprofessional and disorganized property management company, and we want to share our experience to help others avoid the same frustration.

We had a great time at their place in Chicago. Matter of fact we stayed at 2 of their places between 6 nights. The penthouse and the other unit looked exactly like the pictures. The sky deck was in great condition and made the stay real fun for my group of 8. Late night rooftop views were amazing.

Although the place wasn't as clean as we expected. Don't get me wrong, It was a sterile environment however the floors and walls were a little dirty. I imagine this is due to the short time they had between guests which was easily overlooked by us due to the exact value!

Excellent location to stay near the inner city. Everything was close by and there was even a lyft bike station right next to the building making it convenient. Most attractions were less than 2 miles away.

Overall, I recommend this stay if you going with a group of friends!

Out of town absolute scammers. Rents out units in St. Louis that are dirty upon arrival, and then they'll smack you with fraudulent damage fees on your way out. They should be ashamed of how they have taken advantage of the St. Louis housing market and how they take advance of individuals looking for a decent place to stay.

TBSF investments cancelled our reservation literally hours before our check in. I received an email at 12:30am when our check in was at 4pm the same day. We had to scramble to find another rental at the very last minute so our family vacation wasn't ruined. Now TBSF is claiming that they didn't cancell the reservation and it was done by either us or Home to Go which is an outright lie and I have the emails to prove it. I just really hope we get a full refund because they owe us $666.67. I hope this review saves someone else from this experience, never, ever will I rent anything from them.

TBFS are parasites, at best. The Airbnb bubble seems to have popped and now they're trying to rent the 4135-4137 Shaw Blvd building again as the apartments they were... but for $300+ more per month than I paid for my 9 months living there in 2021 before they shoo-ed me out to make the building an Airbnb.

Oh, and during the sale process between the landlord I originally signed with and TBFS who took over the building - well there was a 3rd party building inspector who showed up and he didn't feel safe setting foot on the front balcony. And that's how he would typically access the roof. So his assessment of the roof was "looks good from the ground". And his opinion on the back deck off the kitchen was... "don't put too many people there at one time".

Once TBFS took over the building I am pleased to report they painted over anything suspicious on the front balcony and did nothing else.

My 1 star is for TBFS not screwing me over monetarily and being professional as I tried to find a new place to live only a few months after moving in to the building they took over.

First attached photo is the front door/porch. It leaked what I can only describe as "kitty litter" from the balcony above. TBFS really just painted over this. Second photo is from the actually balcony when I moved in before TBFS took over. Check the right side of the door compared to the left. The inspector refused to set foot on this balcony, for reference. TBFS painted over the problems.

This apartment was amazing and exceeded so many expectations. It was super spacious, very clean and had great views. We didn’t have any problems finding it and parking was easy. It’s pretty centrally located and a quick walk to many restaurants, bar and train stations. The best part though was the incredible rooftop! So big and spectacular views. We definitely would love to return!
