A little over two years ago, our small (seven unit) HOA signed on with PCM when we realized we were in need of full management due to a history of mismanagement and neglect as a self managed HOA. PCM made many promises during the initial interview process and at the beginning we felt relatively well taken care of. However, as time went by, PCM’s responsiveness decreased to the point of complete negligence. They charged excessive and unjustifiable excess fees on top of their already excessive monthly cost without transparency which has left us in a fairly dire financial situation. When we attempted to sever ties with them after MONTHS of requests (read: begging) for responses, they threatened to charge us over $13,000, sighting bogus contractual agreements. We had to hire a lawyer before they would agree to release our funds, despite a host of clear evidence that they had not lived up to their contractural obligations. They then dragged their feet for months during our transition, and were willfully negligent in providing documentation to our new company. Don’t be fooled by the positive reviews for this company, they are crooks and do not operate with integrity.

Professional they are NOT. They used to have a very competent employee named Marybeth who was a true professional. She responded quickly to emails and phone calls, but unfortunately she left the company. Now our association is being handled by Zuly. She is the least professional person I've ever encountered. She never returns phone calls and emails either get ignored or answered after days. The hedges that lined the entrance to my house were overgrown due to lack of landscaping. It look literally a month, several phone messages, emails, and lies to finally get someone to trim my hedges. She lied to me on the phone during the only phone conversation we had about putting in a work order. The work order was never put in until a few weeks later.

The problem was not just cosmetic; we literally had to walk through the overgrown branches. This was the condition before I requested service.

Who is actually hiring this company? Please stop, please put them out of business already. Our property in Irvine is managed by them, quite unfortunately. I’m pretty sure we are the only property in Irvine with graffiti, for months. Apparently they are getting “quotes” to remove it. Uh, that should take about 3 days. It’s been 5 months. But that’s not the worst of it. We are living with a literal sesspool in front of our homes. I’m a renter here, but it is absolutely deplorable dealing with this company, from what I have heard from every owner in this complex. now I get to experience looking at the pool, which apparently has been broken for years, and after threatened legal action, they finally drained it, which I assumed was to fix it..? No. We just have a chained up pool with stagnant rain water for a month now, breeding mosquitoes, bacteria and probably the next plague. Imagine having this directly in front of your patio where you would like to have your kid play, but they are swarmed by mosquitoes every time you step outside. In a community where the HOA is $500 a month. What a joke. I reported them to the city and also to the health department, because it doesn’t seem like they are actually going to fix the problem. Maybe some fines will help. I didn’t move to Irvine to live like I’m in a third world country.

The positive reviews for this company must be fake, and they’re not from individual owners and tenants who have to work with them directly. PCM is the worst property management company I’ve ever dealt with (I’m an owner of several properties with HOA’s that use property management companies; I’ve never worked with such an unprofessional company). My experience as an owner who’s had to use them because our Board of Directors hired them is that they’re non-responsive, they don’t keep accurate track of the monthly HOA payments they receive from owners, and they’ll even lie about their interactions with owners/tenants to protect themselves. I have to save every email and note every convo I have with them now. Of course, the Board is a huge part of the problem by employing them. PCM has bragged to me that they’re an “international company” but I think that’s actually the problem — they’re too big and disorganized.
