The worst, ethically, mortgage broker I ever dealt with. I whole heartly advice you not to use this mortgage broker.

This particular agent started by quoting the rate at 6.67% in June 2024 with no discount point. I confirmed with my sister, which is a morgage broker at other agency, that this was a good and reasonabl rate. Because of $5000 credit from the seller/builder for using their "preferred" lender and i believed the agent was honest, I proceeded with this lender.

With less than 3 weeks left before closing date, the agent sent me a preliminar disclosure quoting 7%. He also said that I could pay a discount point to buy the rate down to 6.67%. I knew the mortgage rate was steadily going down from June to July. I checked with my sister and two other morgage companies and confirmed that the rate I would get was 6.49% with my credit score of over 800 and 60% downpayment.

I could not change the mortgage company because my closing date was less than 3 weeks.

This agent would get more than 3% back from the lender by selling me a mortage with such high rate compared to the market rate. I understand the agent is commision based but still he would get 1 to 1.5% back by selling me a honest normal rate mortgage. With this unethical practice, he probably pocketed about 2% higher commission in his client's expense.
