We had a very disappointing and frustrating experience with Loan Simple. As first-time home buyers, we were very clear about our budget and expectations. Loan Simple initially provided us with a closing disclosure that aligned with what we had discussed—specifically, that seller credits would cover most of the closing costs and that we would only be responsible for the down payment.

This was one of the key selling points they used to win our business.

However, on the day of closing, they suddenly increased the required amount by $6,000 to $7,000, claiming it was due to an “error” on their part in the earlier disclosures. Despite it being their mistake, they made no effort to rectify it. We were put in an incredibly difficult position—either walk away from our dream home or pay the unexpected cost. Of course, we had no choice but to proceed under pressure.

This kind of last-minute surprise is unacceptable, especially when it comes from a company that markets itself to first-time home buyers. The process was full of empty promises, misleading information, and a complete lack of accountability.

I strongly discourage anyone—especially first-time buyers or those refinancing—from using Loan Simple. Their practices are misleading, and they do not stand by their commitments. Please be cautious and consider other lenders who operate with transparency and integrity.

We used Loan Simple to buy a home, which we closed on yesterday. Our main loan handler Paul was AMAZING. Problem is, they employ a women named April who was our loan processor. She handed all the small details. She was flat out incompetent and TERRIBLE. Rude, unresponsive, unspecific in her requests, and made the process a nightmare for us. If she remains at the company after our experience I will no longer do business with Loan Simple. We are the third clients she has given a bad experience.

As a first time home buyer, Charles Davis was there for my at every step. He is very knowledgeable and will take the time to explain everything in a way you can understand. Easy to communicate with over emails, text or call. I was just as pleased a year later when I refinanced my home. Just a great person to work with and I received a great rate.

Loan Simple interface is very easy to work with.

Switched my % from 3 to 10 at the very last second before closing on my first home... obviously could not afford that so it completely screwed my life. Not to mention they never answer or email you back within a timely manner so you constantly lose on home offers.
LoanSimple surely has to be a scam for how awful they treat you, how many other people had the same exact experience as me, and the fact they are just money hungry feens.
Please do yourself a favor and don't be stubborn like I was. Listen to your real estate agents loan company recommendations. Even if it means switching everything up in the middle of an offer.
